About Partner Track

Partner with ReSeed to learn from experienced operators and investors and accelerate your path to scale. Partner Track is an ongoing partnership that provides operating capital, investment capital, services, and mentorship, so you can focus full time on building a real estate operating partner business.

Partner Track consists of three phases:

Launch: Start off with an in person launch week. Learn company formation and design. Refine your sourcing and deal flow process. Benefit from in person mentorship from industry leaders and network with a community of supportive peers. 

Build: Build your business during a year of tailored support. Learn best practices, refine your strategy, build your portfolio, and deepen your market relationships. Leverage ReSeed’s underwriting, diligence, and operational support. Fund your general partnership and investments with capital from ReSeed. 

Scale: Scale your general partnership, expand your portfolio, deepen your capital relationships, and develop your infrastructure. Create a foundation for long-term growth. Benefit from ongoing mentorship and lifetime access to the ReSeed capital and mentorship network. 

What to expect at Launch Week 

You’ll begin with a week in person with your cohort and the ReSeed team. Your cohort will all complete the same course of learning materials before Launch Week, so we can focus the week on hands-on learning and building personal connections.  

Topics we’ll cover in Launch Week include:  

Market Research  

  • Rent and sales comps 

  • Market research tools and technology  

  • Best practices for estimating typical rehab costs including labor and materials   

Sourcing  

  • Strategies for quickly identifying which deals to pursue 

  • Deal flow generation 

  • Sourcing tools and technology 

  • Non-brokered deals 

  • How to communicate with brokers (email, cold calls, etc.) 

  • Managing ongoing broker relationships  

Diligence 

  • Diligence Checklists and process – learn from our mistakes

  • Sequencing of due diligence 

  • Physical due diligence  

  • How to make an offer to maximize chances of success without being the highest bidder   

  • How to manage risk of escrow and expense process 

Underwriting 

  • The ReSeed model  

  • Estimating stabilized rents, opex, and capex 

Capital Raising  

  • Optimal capital structure  

  • Debt financing  

  • How to raise equity capital and building your network  

  • Creating an offer email, deal memo, and pitch deck 

The rest of your year with ReSeed Build 

After Launch Week, you’ll return to your home market to source deals while maintaining a close connection with ReSeed. During your first year, we will supply you with capital to support your operating business and to live on. ReSeed will provide ongoing training tailored for each stage of securing deals and growing your business. You will also have weekly mentorship calls with the ReSeed team.  

ReSeed will work closely with you to help complete your first few transactions. We expect to be in your market multiple times to ensure you are making progress in building your business and to underwrite specific transactions with you. Our primary goal in this first year is to complete a few transactions and to build the infrastructure you need to scale the business.

You will be able to leverage the ReSeed investor network for both GP co-invest and LP capital over the lifetime of your partnership with ReSeed. 

Who we’re looking for 

We’re looking for talented and ambitious operators, both aspiring and existing. You will need to have a deep understanding of your home market and experience in real estate. We realize that every individual has a unique career path, so there is no one ideal background required to apply.
